We're a St. Augustine company, and Anastasia Island is home turf. Salt air, island humidity and 1980s-era houses keep beach ACs busy, so we keep them cleaned, tuned and running.
St. Augustine Beach sits on Anastasia Island, with the Atlantic on one side and the Matanzas River, part of the Intracoastal, on the other. The city was incorporated in 1959 and runs along A1A, with the ocean as its eastern border.
We're based in St. Augustine, so the island isn't a long trip for us. We work all over it, from the city limits down through Butler Beach and Crescent Beach, and our techs carry the common parts on the truck so most repairs get done in one visit.
Island homes are a mix of beach cottages, condos and single-family neighborhoods. Census data puts the median St. Augustine Beach home at 1987, and about 38% of the city's housing was built in the 1980s alone.
Whether you're in a condo off A1A Beach Boulevard or a house a few streets back from the dunes, you deal with the same salt, sand and humidity. That's why we lean so hard on regular coil cleaning out here: it's cheap insurance against the repairs that salt air causes.
Every home on a barrier island is close to the ocean. Carrier notes that salt water can be carried as far as two miles from the coast, depending on wind and humidity, which on Anastasia Island means pretty much everywhere.
Salt settles on the outdoor coil and electrical parts. Corroded fins can't release heat, and corroded connections can shut a system down without warning.
About 97% of occupied homes in St. Augustine Beach heat with electricity, so for most households one system covers cooling and heating. When it fails, you lose both.
With so many homes built in the 1980s, most original systems have likely been replaced at least once. What matters now is whether the ductwork, line sets and wiring were updated when the equipment was.
Washing salt off the coil is one of the simplest ways to protect an island system. It's built into our $179.95 Premier visit and both Premier Maintenance Plan visits.
Twice-a-year service makes the most sense at the beach. Here's exactly what our options cost.
A simple tune-up and inspection, including a check of your electrical components and connections. It doesn't include cleaning.
A one-time full tune-up and cleaning, which is everything in the basic tune-up plus coil cleaning.
Two full tune-ups with coil cleaning each year: a spring AC tune-up and a fall heat pump and heating check. That's about $100 a year less than booking two Premier visits.
The same coverage for homes with two systems. Semi-annual or monthly billing is available with a card on file.
Coastal systems tend to give warning signs before they quit. If any of these sound familiar, it's worth a call.
White salt crust or rust on the cabinet usually means the coil inside is corroding too. That's the time for a coil cleaning, before it turns into a coil replacement.
If the house keeps up in the morning but falls behind by late afternoon, the system may not be shedding heat well. Dirty or corroded coils are a common reason.
Island humidity is relentless. If the air feels damp or smells musty, the system may not be dehumidifying properly, or you may need a dedicated dehumidifier.
A clogged condensate line or a rusted-through pan can leak into ceilings and floors. Shut the system off and call us.
Every service links to the details.
No cool, no heat, noises, leaks or a tripped breaker. We diagnose it and price it before any work starts.
Right-sized replacements and ductless mini splits for beach homes, condos and additions.
Tune-ups from $89.99 and Premier plans from $259.95 a year, with coil cleaning on every plan visit.

Yes. We're based in St. Augustine and cover all of Anastasia Island, including St. Augustine Beach, Butler Beach and Crescent Beach. Call (904) 837-0306 or book online.
Our Premier Maintenance Plan is $259.95 a year for one system or $359.95 for two. Each plan includes a spring AC tune-up and a fall heating check, both with coil cleaning.
The $89.99 One Time Tune-Up is a tune-up and inspection without cleaning. The $179.95 Premier visit adds coil cleaning, which matters a lot near the ocean.
Salt settles on the outdoor unit and corrodes the coil and electrical connections. That cuts cooling power and can cause sudden failures. Coil cleaning removes it before it does damage.
Not necessarily. Surface rust on the cabinet is cosmetic; corrosion on the coil or electrical parts is what matters. We'll inspect it and tell you whether cleaning, a repair or a replacement makes sense.
Yes. We cover the whole island, including Butler Beach, Crescent Beach, Coquina Gables and Treasure Beach.
Yes, we take emergency calls. We're open 24 hours Monday through Saturday and closed Sunday.
Yes. We service and replace condo systems, including air handlers in closets and condensers in tight spaces.
If your house feels sticky even with the AC running, it can be. A whole-home dehumidifier like the Aprilaire E100 works with your system to pull extra moisture out of the air. We'll check first that your AC is sized and running right, since that's often the real fix.
Across the bridge or up the coast, we cover these communities too.
Sometimes a repair isn't worth it. If your system is on its last legs, we'll tell you honestly — and a new high-efficiency system can be installed with flexible 0% financing.
